Right After Accepting an Offer
1. Hire Us as Your Real Estate Attorney
Now’s the time to make changes or add terms:
- Email us your signed contract and disclosures right away.
- We’ll send you an engagement letter through DocuSign for your review and signature.
- Complete the payoff authorization form we send you so we can request a payoff quote from your lender.
- HOA documents (rules, declaration, by-laws, budget, meeting minutes)
- A recent survey
- Trust Agreement (if in a living or land trust)
- LLC/Corporate ownership documents (Articles, Operating Agreement, Certificate of Good Standing)
- If your municipality requires it, book the inspection as soon as possible.
Now’s the time to make changes or add terms:
- Need more time in the home after closing?
- Need a different closing date?
- Want to include or exclude certain personal property?
- Have a recent survey you’d like to use?
- Well/septic inspection
- Termite inspection (we’ll order this for you!)
Prepare for Closing
1. Complete Repairs
- Finish all agreed-upon repairs and send us invoices/receipts.
- In our office
- At any Illinois Fidelity National Title office
- Via mobile notary ($150 fee)
- Through remote online notarization ($150 fee)
- Bring your photo ID and bank account info (for wired proceeds)
- If married and this is your primary residence, your spouse must sign off on the deed — even if not on title.
- Complete the Transfer Declaration (we’ll send it to you)
- Schedule final water meter reading and pay if required
- Obtain Certificate of Occupancy
- Get Transfer Stamps (sometimes the title company can do this for a fee)
- Keep utilities on until closing day to avoid walk-through issues.
- Arrange cancellation or transfer once the closing date is set.
- Often, one key is left in the lockbox (code given at closing) and others/garage openers are left inside the home.
